Local Residential Real Estate Market Inventory on the Rise

Residential real estate market activity is intensifying as spring and summer approach, as reported by the Association of Interior REALTORS®.

February saw a total of 810 residential unit sales across the Association region, marking an increase from January's 603 units but a slight decrease of 3.7% compared to February

2023.

New residential listings surged by 29.5% compared to February 2023, totalling 2,328 last month.

Active listings also saw a significant rise of 26% compared to February 2023, totalling 6,567 across the Association region. The South Okanagan region experienced the highest increase in active listings, rising by 43.3%.

Association President Chelsea Mann notes a growing market activity, particularly with more sellers entering the market ahead of the usual spring rush, possibly driven by potential interest rate improvements.

The market appears to be transitioning towards more balanced conditions, offering buyers a wider range of options.

Benchmark prices for single-family homes increased in several regions but decreased by 3.3% in the South Okanagan. Townhome benchmark prices decreased across all regions, with the highest drop of 12.4% in the South

Okanagan.

In the condominium category, benchmark prices increased in all regions except the South Okanagan.The average number of days to sell a home decreased to 90 days in February, down from 94 days in January, though this varies depending on home type and sub-region within the Okanagan.
